After doing some research, and working with my iPhone, (I Love My Iphone) we now have a free app on the Itunes website, the app will work on your iPhone, iPad, and the newly released Androids. You will be able to call, search our entire property inventory, or email us from the front page. The second page is a feedback page; this page offers our customers the unique ability to send us an email with feedback on a property including their location and a photo of the property they are in front of. It uses GPS plus Google maps. A customer can e-mail us asking for more information on a particular property, even though they are not sure where they are or where the property is by address. That really comes into play with a new buyer not familiar with the area, I think this we really be an excellent new tool for us to help our buyers out. There is also an information page with direct links to our Website and our Staff page. The last "more" page includes a loan calculator, a real estate news RSS feed page, and a special One Touch Call option. One Touch Call lets users call our business by simply opening the application. Our number will be dialed automatically. It also includes a useful feature that automatically enters your phone number and email address into our customer's address book. Please be advised that there are areas of the lake, that you just cannot get a signal. We strongly suggest that once a signal is obtained, that you pull over to the side of the road to keep the signal. We have so many beautiful hills and valleys, it is very hard to keep a good signal while you are moving in your vehicle. |

Thinking of buying that second home? Maybe buy now and retire in it later? There are tax advantages to owning a second home and several ways to benefit from the property. First, you need only try to stay in your second home for two weeks a year. The second house needs all the working structures of your principal residence a fully functional kitchen and bathroom throughout. For tax reasons, your second home will be termed your "vacation home", while your first home is your primary residence. The owner can |

rent out vacation homes for periods of the year, as long as certain conditions are met. If you rent the house, do not do so for the entire year, as it will then fall into the category of a rental property and you will lose the "vacation home" tax breaks. Be absolutely certain to stay at this home no fewer than fourteen days a year, to maintain its tax status. Otherwise, rent it out, if you wish. There are several tax benefits the Internal Revenue Service allows for such homes. Mortgage interest on your vacation home is tax-free. So, it is a complete credit when filing your income tax returns. Mortgage interest can amount to a hefty sum of money, so this is a great incentive to those considering the purchase of a vacation home. Use the savings any way that makes sense, like up keep of the property or payment of utility bills for this home. Your second home also comes with an Internal Revenue Service tax break on the payment of mortgage insurance. Maintenance and home improvement costs on your vacation home earn tax incentives, as well. Any taxes you paid in settlement on the vacation home property will earn you deductions on your income tax return. You can also depreciate the value of the property when using it as a rental unit for part of the year. Just be certain that the depreciation amount never exceeds the total revenue you earn from renting your vacation property. Before purchasing your vacation home, make sure that you are fully aware of all the tax benefits that come with such an investment. Be certain, as well, that you familiarize yourself with all applicable restrictions and qualifiers you will need to observe to reap the tax liability benefits of owning a second home.

Tenkiller State Park will host it's 10th Annual Kid's Fishing Clinic on Sat, May 22. Join in on the fun at the Kid's Fishing Pond and learn the sport of fishing. Reps from various agencies will be available to teach children about water safety, knot tying, casting, recycling, water quality and fish identification. The Lake Tenkiller Chapter of The Fellowship of Christian Anglers Society will begin accepting reservations on May 3. This annual event will be |

held at the Jimmy Houston Outdoors Store. The 2009 event saw over 300 children and over 100 volunteers experience a day of learning about fishing techniques, conservation, water safety, Bible Stories, and astronomy. Lunch will be provided for the children. The event is funded by the Jack Houston Memorial Bass Tournament and donation. Children must be at least 5 years old and no older than 12 on June 5. Parents may sign up their children by calling 918-457-5115 between 9:00 A.M. and 5:30 P.M. Monday through Friday. Volunteer sign-ups are also being taken. Reservations are required for this event which will be limited to 500 children. A release form will need to be signed by the child's parent or guardian on the day of the event. This year FOCAS is requesting each child bring school supplies such as notebooks, paper, pens, pencils, backpacks, and crayons to be donated to a local charity. The sign in will begin at 7:30 A.M. June 5. The child must complete the entire course to be eligible for any prizes.
