NAR Releases 2005 Vacation Home Stats

~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
Sales of vacation homes and investment homes set new records in 2005, with the combined total of second-home sales accounting for four out of 10 residential transactions, according to the National Association Of Realtors®.
The annual report, based on two surveys, shows that 27.7 percent of all homes purchased in 2005 were for investment and another 12.2 percent were
vacation homes. All together, there were 3.34 million second-home sales in 2005, up 16 percent from an upwardly revised total of 2.88 million in 2004. The market share of second homes rose from 36.0 percent of transactions in 2004 to 39.9 percent in 2005.
Vacation-home sales increased 16.9 percent last year to a record 1.02 million from a downwardly revised 872,000 in 2004, while investment-home sales rose 15.7 percent to a record 2.32 million in 2005 from an upwardly revised 2.00 million in 2004.
David Lereah, NAR's chief economist, says all the factors at play in the second home market were favorable in 2005.
"To begin with, the baby boom generation is driving second home sales - they're at the optimum point in life when people become interested in second homes, they're at the peak of their earnings, interest rates remain historically low and boomers want to diversify investments," Lereah says.
This is a picture of Jim Perdue of Bethany, Oklahoma. He caught this largemouth bass on a minnow at the enclosed Greenleaf fishing dock Wednesday, April 19, 2006. The bass weighed 5 lbs. 6 oz.
Crappie fair at 3-10 ft. on minnows or jigs and good trolling the main channel with deep runner and at night under lights at 10-15 ft. on small minnows. White bass good trolling main channel on deep runners and good under lights at night on small minnows at 10-15 ft. Sunfish good on shallow gravel banks with worms. Report submitted by Monte Brooks, Cookson Village Resort.
Greenleaf: Elevation normal and murky. Largemouth bass fair on crankbaits and
spinnerbaits along shoreline. Catfish good on cut bait on bottom. Crappie excellent on minnows and jigs around fishing dock. Report submitted by Lark Wilson, game warden stationed in Muskogee County.
Webbers Falls: Elevation normal and murky. Largemouth bass good on spinnerbaits along riprap and creek channel. Channel catfish good on cut bait on bottom. Crappie good around brush structure and bridges. Report submitted by Lark Wilson, game warden stationed in Muskogee County.
Upper Illinois River: Upper Illinois River Water level Friday was 3.00 and it's raining. This would be water from the rains in Arkansas. Baron Fork was 4.46. If you go smallmouth fishing on the river, please be careful with the fish. With the water being so low for so long they are under a lot of stress. Fish like it's August, long tippets, small flies and lures. Watch out for bedding fish and don't disturb them if you can. Report submitted by Larry Clark, On the Fly.
