Lots of things are happening in the Lake Tenkiller area, and we would like to share a little of it with you. Thanks so much for being one of the 1500+ subscribers! We Love Lake Tenkiller!


The Lake Tenkiller Area was hit by the ice storm this week with thousands still waiting for power. The biggest area is those being serviced by Ozarks Electric which covers the Snake Creek, Chicken Creek, Cookson, and on up to the Keys communities. The electric company is saying it will be well into Tuesday or longer before power is restored.

TenkillerProperty.com LLC, a leading real estate brokerage firm on Lake Tenkiller, located in Eastern Oklahoma, was recognized number 91 in Entrepreneur magazine's annual "HOT 100" listing of America's top fast-growth businesses and the entrepreneurs who built them. In its May 2008 issue, Entrepreneur compiled this list with the help of research provider CentrisPoint and its database of 21 million U.S. businesses. Of the nearly 21 million companies on the preliminary list, only 0.3% made the first cut, and just a fraction of those made it to the Hot 100, including TenkillerProperty.com

There has been nothing but good real estate news sent out, not only in our local markets, but nationally also. The great thing about our Tenkiller market is that it always has been a "steady" market. We really never saw the increase in home prices that the rest of the country saw, so consequently our home prices have not dropped. I personally think there are great opportunities in our market, and I am quite optimistic that we will have another fantastic year. Below are a few quotes from recent press releases.


"The nation's foreclosure hemorrhage has finally slowed and 2009 should see a significant decline in foreclosures as buyers return, pushing home prices up and fueling a real estate recovery, according to the 2009 Outlook from ForeclosureS.com. "Recovery is underway. Affordable is back in the housing market,"

says Alexis McGee, real estate expert, educator, and president of ForeclosureS.com. "In 2009, housing will not only recover, but we'll see buyers leap into this market in droves, depleting our housing oversupply, and actually put higher price pressures on the market."

"When it comes to the housing market, the rest of the nation is struggling. But that's not the case in Tulsa. Forbes ranks Tulsa as number six of the top 25. "We've have a good strong market, we haven't experienced the high and the lows that a lot of places in the country have."

"Existing home sales climbed 6.5 percent to a seasonally adjusted annual rate of 4.74 million in December, according to the National Association of Realtors. That was better than analysts expected."


"In 2008, amid what most consider the worst financial crisis of our time, Tulsa home values remained stable. The local 2008 YTD average price outperformed the national market. The Greater Tulsa Association of Realtors noted that as one major strength of the local market; Tulsa has always had significantly lower prices than most of the country which allows buyers to get more house for their money."


Several of these releases obviously refer to the Tulsa Market. We are proud members of the Greater Tulsa Association of Realtors, and I personally feel that the positive numbers and quotes also reflect our Tenkiller market.


Record Small Mouth Bass Taken at Horseshoe Bend

Barry Clay from Tahlequah now holds the record of catching the State's largest Smallmouth Bass while crappie fishing with 4 pound Trilene line at Horseshoe Bend. Horseshoe Bend as been well known for it's Sand Bass fishing in the spring with the onslaught of the spawn.


This Smallmouth Bass weighed in at 5.5 pounds with a length of 21.00 inches and a girth of 14.50 inches at Jimmy Houston Marine, just up the road from Horseshoe Bend. The big one was caught on January 3rd.

I just love playing with new high tech gadjets. I got a new Vado video recorder. This little gem is about the size of an Ipod, and does a pretty amazing job.


I took it to the January GTAA quarterly meeting and caught Don Nowlin talking about the 2009 Lake Tenkiller Visitors guide. See the video here, Also, a video of John Ellis and the plans for the Boat Parade this year which will be held on July 4th. See the video here The meeting was held at the State Park Community Center, which has plenty of windows showing off the lake and area, but henders pictures and video.


For those of you that might be missing the Lake this time of year, i went out and caputred a little snow storm we had on Jan 19. See it

The morning after of the Ice Storm on Jan 26-28, I had my ace photographer, Carol, operate the Tenkiller Jeep Cam on Highway 100 past the State Park and caught some cold video of the bluffs and the dam. Check it out here


What is so great about the Vado, is it's size, I catch myself carrying the thing everywhere, and hope to share with you a little more of Lake Tenkiller.

We will observe southern Bald Eagles on the nest and hopefully get to see others as they go about their activities around the Arkansas Canadian River Delta. Dress warmly, bring water, a snack and binoculars. If you don't have any optical equipment, don't worry, we will be setting up spotting scopes for all to get a view.

Tenkiller: Elevation normal, and rising, water 45 and clear. Crappie fair in docks on 1/32 ounce feathered jigs at 15-20 ft. Sunfish good in docks on jigs tipped with nightcrawlers.10-15 ft. deep. Report by Monte Brooks Cookson Village Resort.


Greenleaf: Elevation normal, water clear. Largemouth bass fair on crankbaits, worms and jigs along riprap and creek channels. Catfish fair on cut baits on bottom. Crappie fair on minnows and jigs at 18-20 ft. around fishing docks. Report submitted by Lark Wilson, game warden stationed in Muskogee County.

Webbers Falls: Elevation normal, water murky. Largemouth bass fair on spinnerbaits and crankbaits in riprap and creek channels. Catfish fair on minnows and jigs around brush structure and bridges. Report submitted by Lark Wilson, game warden stationed in Muskogee County.

Lower Illinois: .Elevation normal, water 49 and clear. Trout excellent on rooster tails at 1-2 ft. at the dam and Watt's and on power baits on bottom at river access and Gore Landing. Fly-fishing excellent. Report submitted by D. Tracy, Town of Gore.
