Buying That Vacation or Retirement Home

Effective 3/27/2006 Governor Brad Henry issued a Ban on Outdoor Burning for 67 counties in Oklahoma. Extended dry conditions and high winds have increased the fire danger in Oklahoma. Dry vegetation will ignite easily and burn with surprising intensity.

In my opinion, it will not be long before it is lifted again. Previously, things had not quite greened up enough, even though we had over 2 inches of rain, in a few day period, and high winds with "controled burning" out-of-control, created havoc on area volunteer fire fighters.

The Lake has rose about 2 feet in the last month. The dam project is near completion, and if Mother Nature will give us our average rain fall this Spring, it won't be long before we are back to normal.

Thanks STIR & Drew Edmondson

Federal Court ruling says Oklahoma can test poultry farms for pollution...Tulsa World 3/24/06

Fast Facts about poultry litter pollution.

Poultry waste equals 10.7 million additional people in the Illinois River basin (Oklahoma A.G. Office). This waste is UNTREATED!

Oklahoma's lawsuit names poultry companies, not growers. The companies hold growers responsible for the waste but supply the birds and feed.

Oklahoma's premier scenic rivers, the Illinois, Barren Fork, and Flint Creek do not meet state standards for "primary body contact recreation" (OWRB) due to animal waste. Tenkiller Lake, "the emerald jewel in Oklahoma's crown of lakes", is degraded by excess nutrients.

Chicken Creek Cafe

~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~
By Nancy Davey
Come by the corner of Chicken Creek Road and Plymouth Rock Road for breakfast, lunch and dinner. Ken and Karen Rickerson have opened their restaurant to serve you. Beginning at 8 am choose from a three egg omelet, pancakes or egg combos.
Lunch begins at 11 am and features burgers, patty melts with grilled onion, or a hot pastrami on rye to name a few. The "JR" is named after a California pastor. This heaping sandwich is on grilled sourdough bread, with parmesan and jack cheese, grilled Ortega
chilies & tomatoes and roast beef. No clincy sandwiches are found at the Chicken Creek Café. If you are really hungry try the Chicken Fried Steak Sandwich. Texas toast, topped with steak, then topped with a mound of mash potatoes covered with country gravy. It is served piping open with French fries.
Karen is a California gal who came to Oklahoma to be closer to Ken's family. They are residents of Chicken Creek and are all smiles now that the restaurant is open. Business hours are Tuesday through Saturday 8 am to 5 pm.
Beginning on April 15th there will be a dinner menu for Friday and Saturday until 9 pm. Stop off before launching your boat at Chicken Creek or when the day is done. Meet Karen and Ken who are providing breakfast, hearty sandwiches and dinners. Closed Sundays and Mondays.
Buying a vacation home that doubles as a future retirement home requires forethought and thorough investigation. Conventional wisdom tells us to first settle on a desired location and then look for the least expensive house in the best possible neighborhood. This is of course true, but buying a future retirement property demands additional consideration. Without a doubt, the purchase of a dual purposed home can be one of the most important and financial rewarding decisions a pre- retirement couple undertakes. Quite simply, the ultimate home buying decision comes down to establishing relatively conservative financial boundaries,
drawing up a wish list and talking with us to help you find a home that will serve your needs now and in years to come.
Even prior to the financial planning phase, a vacation and future retirement home buyer should take a step back and make certain that there is 100% commitment. Ask yourself a few simple questions. First, is it possible that your financial position could materially change for the better or worse in the upcoming years? Have you decided on a location that requires a dramatic environmental change? What about relatives, does it matter that their next trip may require a flight instead of a drive? If you've answered 'yes' to any of these, it is time to set your financial parameters.
When you are armed with your financial parameters and wish list it's time to e-mail or give us a call and see what's available. Almost 70% of home buyers leverage the internet to research properties so if you haven't already, it's time to start surfing the web by sarching out our new listings below. Simultaneously, you should be refining your financing plan by contacting a number of financial institutions and mortgage broker aggregators. Don't be bashful, comparative shop with at least two or three companies to ensure that you understand the various financing options and are being offered the best deal.
Hope this helps you get started, and do not hesitate to call or e-mail one of our Lake Tenkiller Specialists!
