Muskogee's Azalea Festival April 1st-30

~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~

The Azalea Festival was named as one of the United States' "top 100 events" to attend by the National Bus Association. Since April 1967, the annual Azalea Festival has been hailed as one of Muskogee's premier events, entertaining over 300 thousand visitors. The annual Azalea Festival includes a parade through downtown Muskogee on April 12th @ 11:00 am,(yours truly has been asked to help judge, see you there!) with a Chili Cook-off and Barbeque contest that are guaranteed to tantalize your taste buds.

Muskogee's Honor Heights Park boasts 40 acres of manicured gardens with over 30,000 Azaleas in 625 varieties.

There are:

  • Playgrounds

  • Shelters (two with kitchen facilities for rent)

  • Gazebo

  • Splash Pad

  • Public Restrooms

  • Fishing in 5 Lakes and Ponds

  • 3 Tennis Courts

Don't You Just Love Spring!

Don't you just love Oklahoma weather! Remember, we had drought conditions a few Springs ago. Here is the latest from the Corp of Engineers on lake levels and conditions.

Tenkiller Ferry Lake has numerous underwater hazards. Be especially watchful for submerged stumps, logs, fences and other obstructions -- particularly in shallow water and along the shorelines. The current elevation of the lake is 642.60. Normal elevation is 632.0. Several campsites in lower lying areas in the campgrounds have been closed to camping, some additional sites have had the electricity turned off.

Boat ramps are being impacted with the lake elevation.

The road between Highway 82 (South of Snake Creek) and Cato Landing has been closed. The road is washed out and dangerous.


Below the Dam: Sudden swift rises may occur when water is being released for power generation and flood water reduction. A horn will sound before water releases begin. Red lights will blink on the lakeside of the spillway during the time water is being released through the spillway gates. If you are downstream of the dam and you hear the horns, head for higher ground. You may not see the rise of the water immediately. It may take a little time for the water to reach you. Do not drive or park in the stream bed!


Second Homes Accounted for 1/3 of Total Transactions

The National Association of Realtors®, "The Voice for Real Estate," is America's largest trade association, representing 1.3 million members involved in all aspects of the residential and commercial real estate industries.


The combined total of vacation- and investment-home sales declined with the overall market in 2007, but still accounted for 33 percent of all existing- and new- home sales, which is close to historic norms, according to the National Association of Realtors®.

Lawrence Yun, NAR chief economist, said; Vacation- home sales rose to a new record in 2006 because there was a pent-up demand from buyers who couldn't find a property as a result of tight supplies in preceding years." Yun said lifestyle factors and strong demographics remain positive for the vacation home market. "Investment considerations are secondary for vacation-home buyers, so there is some dormant underlying demand," he said. "A peak of population is moving through the prime years for buying recreational property. It is welcoming to see investment sales returning to pre-boom sales activity."

Fifty-nine percent of vacation homes purchased in 2007 were detached single-family homes, 29 percent condos, 7 percent townhouses or rowhouses, and 5 percent other. In 2006, single family homes accounted for 67 percent of vacation-home sales, while condos were 21 percent.

The typical vacation-home buyer in 2007 was 46 years old, had a median household income of $99,100, and purchased a property that was a median of 287 miles from their primary residence.

Vacation-home buyers plan to keep their property for a median of 10 years; 38 percent plan to keep their vacation home for 11 years or more. Eight in 10 second-home buyers consider it a good time to invest in real estate, compared with 59 percent of primary residence buyers. Forty-four percent of vacation-home buyers and 57 percent of investment buyers said they were likely to purchase another property within two years.

Editors note: NAR's 2007 Investment and Vacation Home Buyers Survey, conducted in March 2008, includes answers from 1,965 usable responses. These national stats coincide very much with the Lake Tenkiller Market

Webbers Falls:Elevation 2 ft. above normal and murky. Largemouth bass fair on spinnerbaits and crankbaits along riprap and in creek channels. Channel catfish good on cut bait on bottom. Crappie fair on minnows and jigs around brush structure and bridges. Report submitted by Lark Wilson, game warden stationed in Muskogee County.

Lower Illinois: Due to recent rains water is high. There are three flood gates open. Fishing impossible except with power baits. Report submitted by Ken.
